Una Residences
Una Residences is a completed apartment renovation in The Greens, Dubai, delivered as a full interior refresh with a calm, modern palette and consistent detailing across the main living spaces. The design centers on light oak joinery paired with crisp white cabinetry, warm layered lighting, and clean ceiling lines to create a brighter, more contemporary feel throughout.
The kitchen was reworked around an island layout with fluted timber detailing and integrated lighting, improving both flow and usability within the open-plan lounge. The living area continues the same approach with a refined media wall and built-in niche seating, while the master suite is finished as a boutique retreat with bespoke joinery, soft arch features, and a spa-style ensuite that uses warm stone-look finishes, recessed niche lighting, and a walk-in shower.
Princess Tower, Dubai Marina
Our Princess Tower project in Dubai Marina demonstrates how a well planned renovation can significantly enhance both value and appeal.
We acquired a three bedroom apartment with a maid’s room below market value at AED 2,825,000, compared with the average AED 3.1 million for similar units in the building. The apartment’s spacious layout and panoramic views of the Arabian Gulf, Dubai Ain and Palm Jumeirah provided an excellent foundation for transformation.
We reimagined the interior with an open plan kitchen, upgraded finishes, and improved lighting to create a brighter and more inviting flow throughout. The renovation modernised the space to suit European buyer preferences and elevated its overall liveability.
The project is now complete and listed for sale, while also being launched as a short term rental to generate income and maintain visibility among potential buyers. This strategic approach maximises returns and ensures the property continues to deliver value even before completion of the sale.
Mira Oasis #1
This 3 bedroom, 4 bathroom townhouse in Dubai’s gated community of Reem, Mira Oasis 2 sold for AED 3.975M. It offers a larger plot and built up area than many other townhouse communities in Dubai. We secured the property for AED 2.675M. Although Mira Oasis 2 sale prices have risen by 21% over the past 12 months, we did not factor any capital appreciation into our profit projections, reflecting the conservative nature of our approach.
The anticipated timeline was 6 to 8 months. Renovation works were completed in 3 months, following 1 month of securing approvals from the developer and the Dubai Development Authorities. The listing was live for 5 days and received consistently positive feedback from prospective buyers, particularly on the finish quality, materials, and appliances used throughout the renovation.
Al Andalus Apartments, JGE, Dubai
A project undertaken by Choucair Properties in 2023, demonstrates the ability to leverage our robust network of real estate brokers, showcasing our expertise in acquiring properties significantly below market value. The property, already in an upgraded finish, eliminated the necessity for renovation, allowing for immediate profitability on purchase, amplified due to it being bought tenanted, and sold vacant on transfer.

This project was a 2 bed, 2 bathroom apartment on a high floor with a view of the Dubai Ain, Burj Al Arab and an unobstructed panoramic sea and palm view. The unit had scope for an internal fit-out. Within walking distance to the beach, JBR, Marina Walk, Gems Wellington International School, and easy access to Sheikh Zayed Road.
Initially listed at AED 2.3m, a discount was achieved with a purchase price of AED 2.2m. The cash required for the project, including renovation and running costs, was AED 705,000. The project took 6 months in total, including the purchase, renovation and sale of the property, achieving a record breaking price/sqft and the highest sale price of a 2 bed for the building. We achieved our goal sale price in just 3 weeks of the listing going live, meaning our investors got their investment plus return within just 7 months!
Park Ridge C, Dubai Hills
A 2 bed, 2 bathroom apartment on a high floor, with direct access to Dubai Hills Park and a view of the Dubai Downtown skyline. Near to Dubai Hills Mall and Kings College London Hospital.
We secured this property off-market for AED 2.1 million tenanted. The current market value of a same spec unit was AED 2.5 million, so instead of making a profit through renovation, we relocated the tenant to an apartment on a higher floor and put this unit back on the market immediately.
The anticipated project timeline is 4 months. As we will be a mortgage buyer with a cash seller, the buy process will take 4-8 weeks. The unit will be listed immediately and our agent will be bringing interest to the unit beforehand to ensure that viewings commence as soon as it is re-listed. Assuming a mortgaged buyer, this process should take another 6-8 weeks.
