When we first walked into this property, it was the perfect canvas for a value add renovation. Mira Oasis has always been a strong area for family buyers, with Jumeirah British School opening in September and solid community demand, so we knew there was room to create something special here.

Here’s how the deal stacked up:

  • Purchase Price: AED 2,850,000

  • Renovation Costs: AED 700,000

  • Purchase & Holding Fees: AED 300,000 (Brokerage, DLD, running costs, etc.)

  • Total Investment: AED 1,500,000

  • Sale Price: AED 4,300,000

  • Net Profit: AED 350,000

  • ROI: 24%

Design & Strategy

We went with neutral tones, brushed brass finishes, and a modern layout that appeals to Dubai’s design conscious buyers. Every decision was made to balance style with ROI, proving that beautiful design doesn’t have to mean over budget projects.
