Our Princess Tower project in Dubai Marina is a strong example of how renovation adds measurable value.
We purchased a three-bedroom apartment with a maid’s room for AED 300k below market value.
The apartment had strong fundamentals, including a spacious layout and panoramic views of the Arabian Gulf, Dubai Ain, and Palm Jumeirah. We reimagined the space with an open-plan kitchen, upgraded finishes, and improved lighting to enhance flow and comfort throughout.
The project is now complete and on the market for sale. To maximise returns while the sale is under way, we are also launching it as a short-term rental, allowing the property to generate income while attracting buyer interest.
Mira Oasis 2 Townhouse, Reem Community
In Mira Oasis 2, we acquired a three-bedroom, four-bathroom Type A corner townhouse in the Reem community for AED 2.85m. The local market had already risen by 21 per cent in the past year, showing strong investor confidence.
We saw an opportunity to enhance both design and functionality. The renovation included upgraded flooring, improved lighting and a redesigned kitchen. The corner plot allowed us to add a swimming pool and a sunken fire pit, creating an inviting outdoor area that greatly increased the property’s appeal.
Following one month of approvals and three months of renovation, the property was sold off-market at 90 per cent completion after a single private viewing for AED 4.3m. This result demonstrates the strength of our design strategy and the demand for quality, turn-key homes in Dubai’s prime residential communities.
